We’ll measure remaining wear layer during your free estimate and give you an honest recommendation, we refinish far more floors than we replace.

Below grade, solid hardwood is a gamble in Seattle, we recommend engineered hardwood or LVP over a proper vapor barrier. Over concrete slabs we moisture-test first, then glue-down engineered planks or float LVP depending on readings. Done right, it looks identical to solid wood.

Usually not. Our dust-contained sanding and water-based finishes let most families stay home, sleeping in rooms we’re not working in. Oil-modified finishes have stronger fumes, if you choose one, we’ll suggest a night or two away. Either way you’ll get a room-by-room schedule.

Every installation and refinish carries our written 10-year workmanship warranty, on top of manufacturer warranties on materials (up to lifetime on some engineered and LVP lines). If a board fails because of our workmanship, we fix it. Simple as that.
